Preventative Maintenance:
Clean condenser, cooling coil fins, drain pan, and fans. Slime or mold found on the cooling coil or drain pan should be cleaned with an appropriate EPA approved solution. Place an EPA approved biocide tablet in the drain pan.
Inspect fins. Straight with a fin comb as required.
Remove dirt, or rust from all interior parts, repaint as necessary.
Replace or clean filter.
Inspect and adjust fresh air damper.
Lubricate motor and fan bearings.
Inspect gaskets. Look for leaks between unit and window, caulk as necessary.
Check for refrigerant leaks with halogen leak detector and soap bubbles. If leaks are not able to be stopped or corrected, report leak status to supervisor. Consult the Material Safety Data Sheets (MSDS) for disposal requirements.
Start unit and observe operation.
Check temperature differential between air entering evaporator and leaving the evaporator.
Check frame of unit with ohmmeter for proper electric ground.
Replace covers, clean filter and front filter grill.
Clean surrounding area, record results and findings and report any needed repairs or operational adjustments.
Safety Warnings or Special Precautions:
Disconnect electric cord to unit.
Obtain and review manufacturer's instructions. Follow manufacturer’s instructions or procedures if different to these instructions or procedures.
Comply with the latest provisions of the Clean Air Act and Environmental Protection Agency (EPA) regulations as they apply to protection of stratospheric ozone.
No intentional venting of refrigerants is permitted. During the servicing, maintenance, and repair of refrigeration equipment, the refrigerant must be recovered.
Whenever refrigerant is added or removed from equipment, record the quantities.
Recover, recycle, or reclaim the refrigerant as appropriate.
If disposal of the equipment item is required, follow regulations concerning removal of refrigerants and disposal.
If materials containing refrigerants are discarded, comply with EPA regulations as applicable.
Refrigerant oils to be removed for disposal must be analyzed for hazardous waste and handled accordingly.
Closely follow all safety procedures described in the Material Safety Data Sheet (MSDS) for the refrigerant and all labels on refrigerant containers.
Tools & Materials Required:
Standard and Phillips head screw drivers-various sizes; Pliers-vise grip (2), slipjoint, needlenose, diagonal; cutting pliers, side cutters; Ball peen hammer; Hack saw and spare blades; 3/8' drive socket set and ratchet; Small set of Allen wrenches; Assorted center punches, drift punches, and steel chisel; 12' measuring tape; Crescent wrenches 4" to 8"; Open and box end wrenches ¼" to ¾"; File; Pipe wrenches to 14"; Small level and square; Pocket knife; Flashlights; Grease guns and oilers; Wire brush; Extension cord and inspection lights; Various cleaning tools - brushes, scrapers, etc; Emery cloth.
Refrigeration – gauges; Leak detector-electronic or halogen; Pocket thermometer; Clamp on meter (volt - ohm - amp meter); Flaring tool; Tubing cutters; Packing kit and packing; Crescent wrenches to 14"
Cleaning tools, grease gun, oil and materials. Consult the MSDS for hazardous ingredients and proper personal protective equipment (PPE).
Vacuum cleaner wet/dry type.
Fin comb
Filters
Self-sealing quick disconnect refrigerant hose fittings, if applicable.
Refrigerant recovery/recycling unit, if applicable.
EPA/DOT approved refrigerant storage tanks.
Approved refrigerant.
Electronic leak detector.
Safety goggles.
Gloves.
